When you purchase real estate in the State of Florida, it is customary for the buyer to select the title company that will handle the closing transactions for both parties.  Colonial America Title Services provides all the services that a buyer requires to close.

IF YOU ARE BUYING A PROPERTY, THIS IS WHAT WE DO FOR YOU:

  1. We hold your deposit in escrow
  2. We provide Title Insurance to you and/or your lender
  3. We coordinate the closing of the property with all related parties
  4. We prepare all the documents necessary for closing
  5. We distribute the proceeds to the seller, lender and any other party that will be receiving funds
  6. We record the documents (deed, mortgage, etc) with the county offices
  7. We hand you the deed to the property and any other documents related to your closing.  We even put together a nice, organized file for your future reference.  We can also put everything onto a CD.

HOW TO GET STARTED WITH US:

  1. BEFORE YOU MAKE YOUR OFFER ON ANY PROPERTY, READ THIS.  If you are planning to make an offer on a property, your REALTORŪ will normally use a Florida standard Contract form, called a FAR-9 to make the offer.  Since it's customary to present a deposit check with your Offer, you will need to decide ahead of time to whom the check should be written to.  You, obviously, won't write a deposit check to the seller.  You want that check to remain with a dis-interested (neutral) third party.  Some real estate offices hold escrow deposits, but not all.  The easiest thing to do is have the check made out to COLONIAL AMERICA TITLE SERVICES.  This way you have the assurance that your deposit will be placed in a proper escrow account.  Our company is regulated by the State of Florida, and we are required, by law, to hold your money in a proper and trusted manner.  If you are going to write your deposit check to our firm, the Contract form that you use to present your offer must also identify our firm as the ESCROW AGENT.  This will be on lines 21-24 of the FAR-9 form.  If this seems a bit complicated, don't worry.  Your REALTORŪ will be filling in all the paperwork.  You merely need to let them know that our firm will be your escrow agent.
  2. You then merely give us the check, along with a copy of your Offer.
  3. Once you have a FULLY-EXECUTED Contract you merely need to send us a copy of the Contract, and we will start the process of getting your documents ready for the closing.
  4. If you and the Seller are unable to come to terms on price, and you elect to terminate your Offer, you merely need to notify us in writing and the funds that you have placed into escrow are immediately returned to you.  There will be no charge for returning escrows for deals that do not come together.
