When you purchase real estate in the State of
Florida, it is customary for the buyer to select
the title company that will handle the closing
transactions for both parties. If you are
closing on a new development project
(pre-construction purchase), then you still
normally retain the right to select the closing
agent/title company to represent you.
Otherwise, the developer's attorney will be
handling your closing. You should choose
your own agent.
Colonial America Title Services handles closings
for buyers of new condos, just like yourself.
We also offer discounted fees, so our closings
will typically cost you less money than if you
had remained with the developer's attorney.
IF YOU ARE
CLOSING ON A NEW CONDO, THIS IS WHAT WE DO FOR YOU:

We coordinate with the developer's escrow
agent and have your funds brought over to us
for the closing

We provide Title Insurance
to you and/or your lender, often at no
additional cost to you (assuming that you
are paying a developer closing fee that
includes a title insurance premium).

We coordinate the closing of
the property with all related parties

We prepare all the documents
necessary for closing

We distribute the proceeds
to the developer and any other party
that will be receiving funds

We record the documents
(deed, mortgage, etc) with the county
offices

We hand you the deed to the
property and any other documents related to
your closing. We even put together a
nice, organized file for your future
reference. We can also put everything
onto a CD.
